Most leaks are silent until they've already caused damage
By the time a ceiling stains or a wall blisters, a leak has often been running for weeks. The hardest part isn't fixing it - it's finding it. A two-pence worn washer in a bathroom can drip into a kitchen that looks fine from above. We carry proper detection kit so we don't make a mess of the house guessing.

Trace. Confirm. Repair. Prove it's fixed.
- Rule out the obvious first. We check visible pipework, under-sink connections, WC cisterns and appliance feeds before anything invasive. Half of all "mystery" leaks live somewhere we can reach without lifting a single board.
- Use detection kit where we need to. Acoustic correlators for pressurised pipes, thermal imaging for hot-water runs, moisture meters for plaster and timber. We choose based on what the symptoms suggest - not what's most expensive.
- Open up carefully, not widely. If we need to lift a board or cut a hatch, we cut small, clean and repositionable. Minimal redecoration afterwards.
- Repair with matched materials. Copper to copper, plastic to plastic, proper solder joints or purpose-made fittings - no mixing compounds that fail in two years.
- Prove the fix. Pressure test held for 15+ minutes, meter rechecked with all outlets closed, moisture re-measured at the damaged area. Only then do we leave.
- Insurance-ready report on request, with photos, readings and a summary - useful for claims and for confirming root cause.

We don't charge for time spent on the phone diagnosing. The investigation fee only starts when a plumber is at the property with the meter running.
